D.R. Horton, Inc. is currently looking for a Project Manager- Forward Planning. The right candidate is responsible for the overall planning, coordination and progress of assigned projects from approval of plans, procurement of necessary permits for construction to lot turnover to vertical construction.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Lead, manage and direct consultants in design and development of all entitlement and final maps, civil improvement plans, dry utility plans and landscape plans
Work closely with Land acquisition during feasibility to identify zoning requirements, right of way, BLM easements/grants, utility easements, vacations, waivers etc.
Develop and maintain planning and critical path schedule(s)
Serve as primary liaison between the land development team and various governmental agencies and departments
Develop and maintain relationships with municipalities and utility providers. Meet regularly with them to resolve plan review comments or development issues.
Create hard and soft cost development takeoffs and budgets for Land Acquisition, and help monitor budget throughout the life of each project
Responsible for preparing bid scopes, sending RFPs, and spreading bids for engineering and land development
Work closely with all departments, providing final lots fits for Starts and Sales, community information statements for HOA, site exhibits for Marketing, etc.
Report project status updates weekly to senior management
Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Conduct site visits frequently during due diligence and land development to evaluate site for constructability, monitor construction progress, and resolve engineering and field conflicts
Read, understand, and apply zoning and development codes to maximize site planning and development efficiencies
Coordinate and research full due diligence, including grading, utilities, zoning, grants and easements, title, entitlements, schedules, potholing, construction access, geotechnical, survey, etc
